​Parking Lot Resurfacing (overlay) repairs an existing parking lot by paving a layer of 1.5 to 2 inches of asphalt on top of it. Just enough of the surface is removed to even out the bumps, and any areas in very poor condition will be repaired before the overlay. If distressed pavement is not corrected before the overlay, the problems will once again travel to the surface and show the underlying damage.

​Asphalt pavement begins to grey as it erodes (molecules move to create tighter bonds with the stone in the asphalt mixture). This erosion starts as soon as its laid down.  With the passing years, the pavement losses flexibility becomes stiffer and the once black color of pavement fades to light grey as the binder (black glue) wears away. Sealcoating the parking lot can reduce the rate of erosion down to a crawl. A asphalt parking lot will function well, depending on proper installation, for about10 to 15 years. However, if maintained by sealcoating every 2 to 3 years and repairing cracks, as soon as they appear, its lifespan can more than double. Warning! Once asphalt pavement has lost its flexibility (becomes brittle) it can’t be restored by sealcoating because broken pavement is not stable. With such a rainy climate, Seattle, WA Paving encourages the practice of periodic sealcoating as an inexpensive option to increase the lifespan of your asphalt parking lot.
