Block cracking are rectangles connected by cracks. This indicates the asphalt mix may have been too dry at placement or the combination mix of aggregate, sand, and binder was mixed with an improperly low amount of binder. Sealcoating the parking lot can reduce the rate of erosion down to a crawl. A asphalt parking lot will function well, depending on proper installation, for about10 to 15 years. However, if maintained by sealcoating every 2 to 3 years and repairing cracks, as soon as they appear, its lifespan can more than double. Warning! Once asphalt pavement has lost its flexibility (becomes brittle) it can’t be restored by sealcoating because broken pavement is not stable.
