Parking lot Paving
Parking lot users want to be able to park their cars hassle free, with excellent security following them while walking to and from the building. This means parking lots should have clearly defined pathways to park with unambiguous signage. Security should be planned well enough to catch all areas of the parking on cameras, and brightly lit to dispel shadows where predators wait.
Drainage problems are the main reason parking lots fail prematurely. It is critical to keep water from seeping under the parking lot and causing damage to soil. When the soil becomes saturated with water, it will lose its stability, causing the pavement above to breakup under use. Make sure the parking lot designer has factored in the mechanism to drain water runoff into a drainage field or system. In Washington, our autumns and winters are considerably rainy as, on average, it rains 150 days a year. Though, generally we have light rains and not downpours, it’s still an important climate aspect to consider. Seattle WA paving, during a requested inspection, will evaluate these very serious grading or drainage problems that are possibly lurking within your planned parking lot.
Parking lots can be easy to maneuver or a pain- remember those times you had to back up your car in a parking lot because the aisle abruptly ended leaving you without a way forward. I tend not to return to those parking lots.
Seattle WA Paving will work with clients’ designers to help build the type of parking lot that will be most beneficial to users and property owners. Most of all, we want our clients to get a well designed parking lot that will function for decades at the lowest possible price point.
Parking lot repair IN kirkland, WA
Cracks in your parking lot allows water to infiltrate the pavement possibly down into the subbase. This disrupts the pavements stability and wears it down till the crack widens into a fissure and finally into a pothole. Our commercial sealing services will cover fine cracks and restore a protective layer against moisture. Only if, the asphalt parking lot is in generally good condition, without a lot of alligator cracking and potholes, can it be partly renewed with a sealcoat.
Call Seattle WA, Paving and ask for a complementary parking lot inspection. Not one commitment is expected on your part. We can help improve the lifespan of your parking lot by repairing faults before they lead to even greater problems.

Larger cracks in the pavement can be repaired many different ways- it really depends on the type of crack, for example fatigue cracking, block cracking, reflection cracking and many others. First, what caused the crack and its possible solutions will be addressed. Then the most affordable, long lasting and lowest maintenance repair that we can design for the specific crack will be advised.
Alligator cracking across more than half of the parking lot is a serious issue- possibly requiring a rebuild to fix. The parking lot is best checked out by one of our managers, during a free site inspection, they'll know if repairs are warranted or if you'd be throwing money away on something that will go bad in a short time. However, if parts of the lot can be fix it does require some digging out of the failed subbase to stabilize it once again and then the asphalt patch overlay can be done. You would be wise to question a paver that just wants to overlay a large expanse of alligator cracking- the subbase can't be fixed by touching up the surface.
Potholes are repaired by removing all lose broken asphalt from the hole, and any subbase damage is repaired. Then a tack coat, an adhesive, is then applied to the pothole, including along the sides of the hole, this improves the bonding of final asphalt patch. Finally, the asphalt patch material can be tamped into the hole and compacted to match the surrounding pavement.
We can quickly fix the above parking lot problems without much disturbance to your business. We can work on small sections at a time, and have no problem working on weekends (rainy weather in Seattle forces us to be very flexible).
Parking Lot Resurfacing

Resurfacing a parking lot involves the process of removing the top 1.5 to 2 inches of original pavement by milling it. A milling machine has rotating blades that grind up the original pavement into crumbles which is then vacuumed and placed into a dump truck destined for the asphalt recycling plant. After the milled surface is cleaned, a tack coat (a glue) will be applied to the surface to help bond the new layer of asphalt pavement. Finally, the new asphalt layer will be applied to finish the process.
The asphalt pavement will look new again, and have a lifespan of 8 to 15 years depending upon climate and maintenance. New pavement marking will be applied after the pavement has cooled enough so as not to develop ruts while using stripping machines.
Resurfacing is an attractive solution to renew a large ageing- not brittle- parking lot. It is more affordable and faster to implement a resurface than a total redo. It is a great transforming option for business owners trying to upgrade their image or brand.

Parking Lot Sealcoating in Kirkland, wa

Periodic sealcoating primary purpose is to protect the pavement from the ravages of sun, wind, and rain which ages the pavement to a light grey color. As the asphalt pavement becomes light grey, it loses flexibility and becomes brittle enough to start breaking up as vehicles are driven on it. Sealcoating periodically will keep the flexibility in the pavement and stop pavement breakups for almost double the original expected lifespan of the parking lot.
Most commercial asphalt paving companies will suggest sealcoating every 2 to 3 years.

Concrete paving

Concrete curbs improve, strengthen, and increase functionality of asphalt parking lots in many ways, such as:
Concrete curbs improve the strength along the edges of asphalt parking lots.
Since asphalt pavement is flexible, concrete curbs brace the edges so they don’t crumble.
The confining of flexible asphalt pavement by concrete curbs improves compaction during construction.
Curbs are a bumper which will keep vehicles on the pavement and away from areas they shouldn’t go.
The bright white surface of concrete curbs marks a sharp visual impact which helps drivers at night determine where the pavement ends- improving safety for all users.
Concrete pads placed under loading docks and waste pickup strengthens those areas where heavier loads are regularly expected.
Concrete drainage systems are strong and long lasting.
Seattle WA Paving has an advantage over its competitors- we can build all the concrete objects needed for the asphalt parking lot. This provides our clients with a friendlier price for both services as well as less contractors to manage and schedule around.
