Asphalt pavement begins to decay or oxidize (molecules move to create tighter bonds with the stone in the asphalt mixture) as soon as its laid down. Once asphalt pavement has lost its flexibility (becomes brittle) it can’t be restored by sealcoating because there is no stable base to hold it.
