Parking lot repair IN Bothell, WA
The best way to realize the full lifespan of an asphalt parking lot is to keep up the maintence. Have the lot checked periodically for cracks, depressions or signs of deterioration, and repair the damage while in the minor stage. If you wait too long to make repairs cracks will widen with subsequent rainfall eventually causing damage to the subbase of the parking lot. When the subbase is compromised, the damage will escalate and soon major repairs will be necessary. Contact Seattle WA, Paving and request a complementary parking lot inspection. No commitment is expected on your part- our written repair estimates are always freely given.
Owners who don’t maintain the safe operating condition of their building or parking lot can be held legally responsible for any injures that have occurred due to such negligence, such as:
Wheel stops that have faded to the same color as the parking lot are a well-known trip hazard.
Potholes in a darken parking lot could cause someone to trip.
Inadequate lighting could cause someone to slip on a curb.
Post sticking up in parking lot for no apparent reason.
Other pavement failings take a little more work to fix, such as
Alligator cracking shows up as several small oblong shapes connected - looks like alligator skin. Alligator cracking can be caused by heavier loads then what the pavement was designed for, moisture intrusion into subgrade, and improper installation of subbase. Alligator cracking can be fixed by removing damage pavement, including damaged subbase, then rebuilding the subbase and finally placing a patch.
We can quickly fix the above parking lot problems without disturbing your business too much. We can work in the early evenings or weekends if you need us to. Rainy weather in Seattle forces us to be very flexible with work schedules.
Parking Lot Resurfacing
Resurfacing a parking lot works well for ageing lots that have mostly surface damage. The first 1.5 to 2 inches of pavement will be ground up or sliced off the old parking lot’s surface to level the surface and any subbase problems will be fixed. Then after the parking lot is cleaned a tack coat (adhesive) will be laid down to improve bonding with the new layers of asphalt. Finally, the 1.5 to 2 inch of a new top asphalt layer will be laid down on the pavement.
The resurfaced parking lot can be marked or striped as soon as the pavement cools otherwise you could damage the pavement with the striping machines.
The resurfaced parking lot can last 8 to 15 years.
Seattle WA Paving is very careful in making sure the new asphalt pavement will correctly meet the original concrete curbing, islands, and sidewalks. Crew leaders do check the progress of their crews regularly and do not hesitate to call a halt to check the build.
A resurfacing is less expensive than a full tear out and reconstruction and can be implemented quickly. It is an attractive option for business owners trying to upgrade their image or brand.

Parking Lot Sealcoating in bothell, wa
Sealcoating an asphalt parking lot is adding a protective coat that will repel moisture, UV rays and repair slight surface cracks. The mixture is often mixed with sand to improve traction. The exact mix used depends on the condition and characteristics of the parking lot. Sealing should be done every 2 to 3 years to help the pavement potentially double its lifespan. Sealcoating will, also fill and smooth a rough porous pavement into a like new surface that will repel water, oil dirt and gas allowing it to be swept away with the next wash.
Concrete paving
Parking lots are given a bold visual cue to the end of pavement with concrete curbs. The curbs help keeps cars from parking where they shouldn’t and they also strengthen the edges of the asphalt parking lot to keep them from breaking up. The flexible edges of asphalt will break up if they don’t have a solid form next to them.
In front of dumpsters or loading docks, we can build concrete pads to strengthen the load capacity of the pavement that regularly receives heavy loads so cracking and crumbling of pavement is less likely.
